This project includes seismic strengthening, mechanical and fire upgrades and weathertightness improvement at 186 The Terrace, Wellington.

Our project at Herbert Gardens is a significant refurbishment and upgrade of an existing and iconic 13-storey apartment building at 186 The Terrace. Built in the 1960s, it is an example of mid-century modern architecture. Our scope of work includes asbestos removal, structural strengthening, weathertightness remediation and exterior improvements, and full fire safety and mechanical system upgrades.

With the building partially occupied throughout all stages of construction, the works are being carried out carefully and methodically. Firstly, the safe removal of asbestos is carried out; followed by removal of carpets, kitchen joinery, bathroom fixtures, linings, and framing.

As part of the structural works, hundreds of steel brackets will be installed between the existing pre-cast panels and perimeter floor slabs. Additional floor plates and brackets will be positioned at the building’s core to improve seismic resilience. On the upper floors, steel soldier posts with specialist fixings will be used to tie existing block walls together. Once structural works are complete, all internal finishes will be reinstated.

The building has three main service risers, each of which will undergo safety upgrades. These include fire-rating improvements, relocation of services, and the installation of safe working platforms and access points. Perimeter scaffolding is being erected across all elevations, to provide access for window remediation, weathertightness improvements, and full repainting of all timber joinery, pre-cast panels and concrete aprons.
